Take off early

An accurate takeoff against real plans and unit counts turns lighting from an estimate into a number. Everything downstream — budget, lead time, VE — depends on having it before the PO.

Lever 02

Decide alternates on your own schedule

Value engineering under deadline pressure produces worse outcomes than value engineering with time to compare. Alternates chosen early can hold design intent; alternates chosen late usually cannot.

Lever 03

Bundle and phase the delivery

Bundling product, freight, and jobsite support under volume pricing, then releasing against the build schedule, keeps field teams moving and change orders to a minimum.
